Roof Replacement Pine Island
Our homes are one of our biggest investments.
One of the most critical parts of protecting our homes is making sure our roofs are in good condition.
We provide free roof evaluations and estimates for roof replacement upon request.
What Materials Work Best During a Roof Replacement?
- If you have a shingle roof, you can replace it with shingles or metal.
- To go from a shingle roof to a tile roof, you need to have your roof engineered to handle the extra weight of a tile roof.
- If you have a tile roof, you can get any kind of roof you want.
- If you have a metal roof, you can go with a shingle roof or another metal roof but not a tile roof unless your home formerly had a tile roof.
Important Things to Think about when Getting a Roof Replacement
Gutters
Are your gutters old?
Taking gutters down and putting them back up can dent or damage them depending on how they are fastened.
If they are old, they should be removed and replaced. However, if you want to keep them, we may need to remove or loosen them to replace the drip edge and any rotted fascia.
Soffit and Fascia
Our soffit and fascias are designed to complement your rafters and provide added energy efficiency.
What is a soffit? A fascia?
In simple terms, the definition of fascia is a flat band that goes around the roofing surface right under your rooftop. Fascias wrap around the roof surface that is perpendicular to the earth. A soffit is installed in the under-side of the rafters/overhang. Soffit and soffit vent is a critical part of your home's ventilation plan. From moderating temperature extremes to controlling moisture in attic spaces, soffits and vent soffits make your home comfortable by venting moisture. They also provide a clean, finished look to the underside of your eaves. Fascia provides maintenance-free protection to the edge of your roof between the shingles and the soffit. Available in matching or coordinating colors, we bring it all together, beautifully.
Solatubes
We offer discounts on Solatubes for our re-roof customers.
If you are thinking about having a Solatube installed, the best time to install it is when your roof has been torn off and is being dried in.
If you have skylights or Solatubes, this is an excellent time to think about replacing them, if they are not hurricane compliant.
Fireplaces
It's time to reflash
Fireplaces are another item to be considered.
Fireplaces will need to be re-flashed, and if your chimney cap is not in good condition, it should be replaced.
Satellite Dishes or Solar Panels
If you have a satellite dish or solar panels on your roof, these need to be removed before tear-off.
If we remove your satellite dish, you could be without tv for several days until your provider can come and re-install it.
The best thing is to have it moved off of your roof and attached to the side of your home with an arm prior to tear off. There will be no interruption of services if this is done.
If you have solar panels or satellite dishes you are no longer using, we can remove and dispose of them. If you want to save your solar panels, we recommend having a professional remove them and then reinstall them once your project is complete.
Roof Replacement Process and Timeline
Roof Replacement Process
Once we have received your signed contract and your 1/3 deposit for re-roofs or 50% deposit on repairs, your project will be put on our production list, and we will begin the permitting process if your job requires it.
It is essential that we get signed Notice of Commencement forms when required, and color verification forms so that we can get your permit and order your materials. Not having all of the required paperwork could cause a delay in your project.
Most shingles are readily available, but tile and metal projects have to be ordered and can take several weeks before they are fabricated and delivered. Once we have your permit, you will be contacted by our production manager to let you know when we will be starting the tear off or project; usually, you will get 1-2 days’ notice.
Preparing for Roof Replacement
D.R. Martineau Roofing has dump trailers, and one will be delivered to your job on the driveway.
Please remove your car from the garage before the dump trailer is delivered, so you are able to leave as needed.
We recommend removing or crating your pets during the tear-off of the roof. This process is very noisy and dirty, and with 4-6 men on the roof, the house could shake. The noise could be very upsetting to pets.
Please remove anything precious hanging on your walls or in your home that could potentially come down during this process.
If you have a pool, we suggest covering it as there is a lot of dust and debris that can get into it. If you don’t have a pool cover, we can provide some plastic to cover it. Just let us know. A good cleaning of the pool after the tear-off is recommended. If nails get in the pool and are not promptly removed, they will rust and cause staining on your pool surface. Also, please remove or protect your outdoor furniture and any plants that need to be protected.
Roof Replacement Timeline
For tile and metal projects, we want to have the roof torn off and ready when the materials arrive. Your project could sit dried in for several weeks before we get the delivery.
We cannot take the delivery if the roof is not torn off, which would cause a delay in your project if we have to reject the shipment. The underlayment on your roof is just fine without any other materials on top for up to 6 months.
We have no control over when your tile or metal will be ready for delivery, so we must be prepared for it to come any day.
Shingles are delivered and loaded on the roof at the same time. Tile is delivered one day and usually loaded on the roof the next day, metal is delivered on the ground. A good staging area on or near your driveway should be discussed with your salesman.
Once your materials are delivered, the installation will be scheduled. Most shingle jobs can be completed in one day. Metal jobs can take 3-5 days, tile jobs 2-4 days, all depending on the size.
Most Tear-Offs Done in 1 Day
Most tear-offs are done in one day; however, if it is a large or steep roof, it could take two or three days.
As we are tearing off the roof, we will be replacing any rotted decking or fascia boards as needed. Until the roof is torn off, there is no way for us to know what is underneath it. Replacement will not be included in your contract and will be an added expense to you and will be reflected on your final bill.
Once the tear-off has started your second payment will be due.
Roof Replacement Inspections
Once your roof has been torn off and dried in, we will need to order a dry-in inspection from your local building department. This inspection usually takes 1-2 days. Once we pass the dry-in inspection, we can have your materials delivered.
Some of the building departments require a roof in progress inspection once the installation has begun. We can continue to work during this inspection but cannot complete the entire job until this inspection is completed.
Insurance Requirements for Roof Replacements
Your insurance company might require a wind mitigation inspection after your roof replacement is completed.
We have an outside company perform this inspection because they inspect not only the roof but also your windows and doors, etc. Wind mitigation inspection is an additional cost to the homeowner but can be a significant saving on your insurance since your roof will be up to code.
Insurance companies and the building department are requiring homes that are assessed at more than $300,000.00 have the hurricane straps brought up to code. During the tear-off, we will open a portion of your roof to inspect the straps. If they require more nails to bring them up to code, your salesman will contact you with a price for doing this. Your decking will be brought up to code by making sure there are enough nails in each piece of plywood automatically.
